How do I arrange an inspection?
It is best to speak directly with the building control officer dealing with your work, or contact our team directly, to arrange a mutually convenient time for the inspection to take place.
An officer will attend the building site and inspect work for compliance with the relevant regulations.
Inspections requested before 10am will be carried out on the same working day - although longer notice would be appreciated.
When will inspections take place?
The Building Regulations require that we make inspections at various stages throughout your project. It will depend upon the work you are completing as to which of the following stages are relevant to your project for inspection:
- Commencement of works on site
- Excavations prior to pouring of concrete for foundations
- Foundation concrete laid
- Oversite hardcore
- Damp proof course
- Drains and private sewers prior to backfilling
- Testing drains and private sewers
- First floor joists
- Roof timbers
- Completion of work, within five days of completing the work
Failure to obtain all the necessary inspections will mean that a completion certificate will not be issued, without this you will not be able to sell the property.
You require a completion inspection to be carried out to ensure works comply with the applicable regulations.
You should request a final inspection within five days of building work being completed (except for decoration). We advise that you should not terminate the business relationship with your builder until your completion inspection has been completed so that they may complete any remedial work required.
Once any further remedial work has been completed and we have carried out a satisfactory completion inspection, a Completion Certificate will be provided to you.
