Social Housing Asset Value

In line with the Government’s transparency agenda, we publish our Social Housing Asset Value. This includes the following information:

  • total number of homes

  • aggregate value and mean value of dwellings for both existing use value (social housing) and market value

  • percentage of homes that are vacant and that are tenanted

Please note : this valuation data provides information relating to the market value of social housing assets within the Housing Revenue Account. The information is published at postal sector level using both Existing Use Value for Social Housing (EUV-SH) and market value.  These valuations may be significantly different from the tenanted sale value of dwellings when sold under the Right To Buy where a discount may be applicable. The publication of this valuation information is not intended to suggest that tenancies should end to realise the market value of properties.

Dataset guidance

  • Valuation Band Value -indicates the value band ranges in the post code sector
  • EUV Total – this column indicates the Existing Use Value total. EUV is the price at which a property could be sold on the open market assuming that it can only be used for the existing use for the foreseeable future.
  • Market Value – is the most probable price (in terms of money) which a property should bring in a competitive and open market represents the vacant possession value of the property.
