Tenancy Agreements
The rules for renting your property will change on 1 May 2026.
Check Gov.UK website and our compliance guide for more information about the Renters Rights Act 2025.
After 1st May 2026, tenants must be provided with a copy of this Information Sheet.
Whilst there are different types of tenancy agreements, the most common type is an AST (Assured Shorthold Tenancy). You will generally have an AST if:
- You are a private landlord
- The tenancy started on (or after) 28th;February 1997
- The dwelling is let as a separate accommodation and is the tenant’s main residence.
Tenancy agreements are not determined by the landlord or agent, but by how the property is occupied.
If you are unsure about what type of tenancy agreement you have or should use, refer to Tenancy agreements – GOV.UK for specialist advice.
